We make homes for good.
Because housing should be better.


It began with a problem: a lack of affordable, quality and truly sustainable housing. A status quo of building for profit over people and environment. And an increase in social isolation. And it resulted in a new way of thinking about property development.

At Good Good, we know that we can shape a better future if we approach property development with humanity and heart. Jimmi O’Toole & Charlotte White.

Founders Charlotte and Jimmi share an ambitious drive to make places better for all.

A registered architect, Jimmi believes architecture has the power to improve the planet, enhance lives and make communities happier and stronger. After years of working on impact-led developments in The Netherlands and the UK, he had the desire to bring the best parts of those progressive forms of housing back to Aotearoa. Alongside running Good Good, he’s also a partner at ahha, where he has designed and delivered meaningful projects that have sustainability at their core. With his co-partners he developed the ahha Impact Framework, which integrates measurable ecological, social & cultural outcomes to achieve a radically responsible built environment.
Jimmi walks the talk as a
New Zealand Green Building Council - Homestar Accreditation Assessor (an independent rating tool for assessing the health, efficiency, and sustainability of homes across Aotearoa).
Charlotte is the marketer behind Good Good. She is motivated by great ideas, that contribute to better futures. She has over a decade of experience working for global brands both here in New Zealand, and across Europe and North America. The work she is most proud of are projects that sit at the intersection of sustainability, innovation and culture and in their own right play a role in being able to shape a better tomorrow.

The current property development model is imbalanced. The scales are tipped too heavily towards profit margins, at the expense of the wellbeing of residents, communities and natural ecosystems. We're bringing back the balance: putting people and planet at the heart of our approach, and working with industry-leading design and build partners to bring our mission to life.

  • For every project, we aim not just for a sustainable building, but a regenerative one: treading lightly on the ecology it inhabits, and continuing to give back – long after the last nail goes in​​.

    Our homes are designed through the ahha Impact Framework: an ethically focused framework that delivers measurable outcomes across 6 domains of carbon, ecology, circularity, health + wellbeing, equity + access, and community + culture. Derived from the UN Sustainable Development Goals, this is a baseline commitment we bring to every project.

    Working through the lens of this framework, we're able to integrate positive impact measures at the outset, enabling intentional decision-making, cemented best practices and driving truly sustainable, liveable outcomes.

From location to layout and interior finishes, we’re all about the simple, natural and thoughtful details that make everyday life more meaningful.

  • We’re rebalancing the scales by redefining what success in property development looks like.

    Though a project must financially stack up to get built, profit is never our main driver. We work to reinvest any profit we do make into growing our next project - enabling more people to live better, lighter and kinder on our world.
